Find The Right Lot Types in Perth

When you start your search for a block to build your new home, you will notice that there are quite a few different types. Finding the right land for your home design is a big part of the building process, so it’s important to know your block types. The list below covers the main types you’ll find across Perth & its many land estates.

Cottage

Cottage lots are typically smaller blocks of land. These blocks are very affordable, making them the perfect choice for first home buyers or investors. These lots often mean lower maintenance homes due to their size; a cottage lot, paired with a clever floor plan, means you will be able to take advantage of every inch of space.

Standard Lots

These lots are one of the more common in Perth land estates, averaging between 12.5m to 15m wide, and usually 30m deep. These blocks are incredibly versatile and suit a huge amount of home designs. The possibilities on a standard block size mean you can have a stunning elevation and beautiful front landscaping, creating great street presence and kerb appeal.

Farmhouse Lots

Farmhouse lots are typically shallow lots with a very wide 20m+ frontage. Often these blocks are found in rural areas, but even in the suburbs, land with these attributes can still be classed as a farmhouse lot. Dreaming of a big verandah? Farmhouse lots are ideal!

Narrow Lots

As the name suggests, a narrow lot is usually longer and skinnier than standard lots. Narrow lots usually have a frontage that is 10m or less, and this smaller frontage and overall size mean these lots often are more affordable.

Corner Lots

Typically located at the beginning or end of a street, these lots have two sides (the front elevation and either the left or right side) of the home facing the road. This means there are a huge amount of options for home layouts and you can even have garage access on the side of the home, allowing for unique façade customisation and landscaping opportunities. Home designs for corner lots are usually semi-to-fully custom to take full advantage of the lot.

Squat Lots

Squat lots are more square than rectangular and shorter than standard lots, usually measuring 25m (or less) deep. Though this shorter block depth can mean smaller size, they are still almost as versatile as a standard lot, as they can typically vary from 12.5 to 15 metres wide.

Rear-Loaded Lots

Rear-loaded or rear-access lots are often 10m of frontage or less. This thinner block size means that there isn’t room for a garage at the front elevation and so it needs to be at the back of the block. Garage access is usually via a laneway at the rear of the lot. Irregular Lots

Any block of land that is not rectangular is considered an irregular lot. These lots can come in all sorts of shapes and sizes. These lots often require an entirely custom-designed home due to their irregular shape, but the upside is that these lots are often cheaper than the standard ones.
